Closing the Transaction
We will personally follow through on the many details that must be completed before a sale is final and ownership recorded. We will make every effort to keep the transaction on schedule, keep you informed throughout this complex period, and avoid situations that can delay the closing. The service we provide includes the following items:
- Make sure all documents are ordered and drawn
- Provide preliminary title reports
- Update you on any information we receive regarding the buyer’s loan application
- Request an increase in the buyer’s deposit, if required by contract
- Work with the appraiser – from meeting at the property to answer questions, to providing information on recent comparable area sales
- Apprise clients of contingency deadlines
- Request corrective work be done according to contract time limits
- Review all sales paperwork carefully
- See that both parties have copies of all pertinent documents
- Hand-carry documents, if necessary, to expedite the transaction
- Avoid last minute delays by having closing papers drawn up a week before the scheduled closing, if possible
- Coordinate the closing dates with both parties
- See that your closing check is delivered to you promptly
- Deliver the keys to the new homeowners
- Keep you informed of the results of all inspections
